Zephyr Cove, Stateline, Glenbrook, and other Nevada-side Tahoe addresses in Douglas County do not use Washoe County's STR framework. Douglas County administers a separate Vacation Home Rental program within the Tahoe Township.
A Douglas County mailing address alone does not prove a property is inside the Tahoe Township or an eligible neighborhood. Verify the exact parcel and neighborhood before relying on VHR rules.
Permit availability depends on the cap and neighborhood
Douglas County regulates vacation home rentals of 28 days or less in the Tahoe Township. The program has a 600-permit cap plus neighborhood density constraints. When a neighborhood is full, a waitlist may apply, and some areas can have additional restrictions.

Local contacts have a complaint-response obligation
Douglas County requires each VHR permit holder to list a local or emergency contact. Current County complaint guidance states that the contact must respond within 30 minutes after receiving a complaint.

Fees, lodging tax, parking, and private restrictions are property-specific
Permit and inspection costs depend on the current fee schedule and property circumstances. Lodging-tax registration and filing are separate operating obligations.
