South Lake Tahoe Has a New 2026 Vacation Home Rental Ordinance

The City of South Lake Tahoe states that its current Vacation Home Rental Ordinance 2026-1203 became effective April 23, 2026. That is important because older South Lake Tahoe articles may describe prior rules, prior caps, or prior application procedures. Owners should base decisions on the current ordinance and the City's current VHR page.

The Current Residential-Zone Cap Is 900

The City's current VHR guidance states that there is a 900-VHR cap in residential zones. The City also states that other zones are not subject to that cap. This is not the same as saying every property outside a residential zone automatically qualifies for a permit. Zoning, application requirements, inspections, operating standards, and the specific property still matter. The City provides a zoning map and issued-permit map so owners can verify the property's context rather than applying a citywide assumption.

A Permit Is Required to Operate or Advertise a VHR

South Lake Tahoe defines short-term renting for this program as fewer than 30 consecutive calendar days and requires a valid VHR permit to operate or advertise a qualifying vacation home rental. The City's current guidance also states that VHR permits are renewed annually and that renewal is the property owner's responsibility within the 30 days before expiration. For VHR properties outside the Tourist Core, the City states that an on-site inspection is part of the application process. Applicants move through application review, payment, inspection, and permit issuance steps before the permit is issued.

Other Current Operating Requirements Matter Too

The City's current summary states, among other requirements, that:

• no more than one VHR may operate on a parcel;
• transient occupancy tax applies;
• occupancy is limited based on paved parking and the number of bedrooms; and
• owners are responsible for complying with the full requirements of the current City Code and ordinance.

These summaries are useful for planning, but the ordinance and current City instructions control when a homeowner is making an actual permit or operating decision.

Do Not Confuse the City With Unincorporated El Dorado County

A South Lake Tahoe mailing address does not automatically tell you which VHR rules apply. Properties inside the City of South Lake Tahoe are governed by the City's VHR framework. Properties outside city limits in unincorporated El Dorado County follow the County's separate Vacation Home Rental system. That jurisdiction check should happen before discussing permit availability, management strategy, or rental-income expectations.

• the property's zoning;
• the current issued-permit and cap context;
